These Terms & Services govern use of the York Street website at yorkstreethrconsulting.com and the home improvement services described on this site. By browsing the pages, submitting a form, using the cost calculator or requesting a consultation, you agree to the conditions below. If you do not agree, please stop using the site and contact us only if you need a paper copy of this document.

Last updated: 12 September 2026. York Street may revise these terms when services, tools or legal requirements change. The date above will be updated when a change is published. Continued use of the site after a revision is treated as acceptance of the new wording.

1. Who we are

York Street is a home improvements practice offering interior renovation, design and build, tiling and painting, paver walkways, household repairs and solar system installation. Communications about this website can be sent to info@yorkstreethrconsulting.com. These terms describe how we present information online and how an enquiry may become a project. They do not, by themselves, create a construction contract. A project begins only when both parties have accepted a written scope, price basis and programme.

2. Nature of the website

This website is a static information and enquiry portal. Forms are validated in your browser and do not transmit data to a server from this demonstration build. On a production deployment, the same fields would be used to start a conversation. Nothing on the site is a tender, a guaranteed price or a reservation of labour. Photographs show completed or representative work and may include homes of different ages, styles and sizes. Results vary with existing structure, access, material lead times and the finish you select.

The cost calculator produces an approximate figure for planning only. It applies simple allowances for area, finish grade, doors and windows. It cannot see hidden defects, asbestos, damp, out-of-level floors, unusual ceiling heights or local supply costs. The displayed amount is not a quotation and not an offer capable of acceptance.

3. Enquiries and consultations

When you submit a contact, calculator, subscribe or unsubscribe form, you confirm that the details you enter are accurate and that you are authorised to discuss the property. We aim to reply to genuine project enquiries within one business day during consultation hours. A reply may ask for photographs, room measurements, preferred finishes or access notes. A consultation is an opportunity to understand the brief. It does not oblige either party to proceed.

York Street may decline work that falls outside competence, that cannot be made safe, or that would require us to conceal a defect. We may also pause an enquiry if information is incomplete or if the requested programme is not realistic for the trades involved.

4. Estimates, allowances and changes

A written estimate lists labour, materials, protection, waste handling and, where relevant, design time. Some items are allowances: a placeholder sum for tiles, sanitary ware, lighting or ironmongery until you choose a product. If the chosen product costs more than the allowance, the difference is added. If it costs less, the difference is deducted or held as a client credit against later extras.

Opening floors, walls or roofs can reveal conditions that could not be seen at survey: rotten joists, unrecorded wiring, leaking waste pipes or failed substrates. Those findings are not a failure of the estimate. They are reported, priced as a written change and only carried out after you confirm. Refusing a necessary structural or waterproofing repair may mean we cannot continue the finish work that depends on it.

Client-requested changes to layout, colour, specification or sequence after approval are also handled as written variations. Additional time and cost may follow. Work already installed to the previous instruction is payable even if you later ask for it to be altered.

5. Programme, access and occupied homes

Programmes are prepared in good faith from supplier lead times and the agreed scope. Weather, late client selections, restricted access, other contractors on site, or delayed approvals can move dates. We will tell you when a movement affects the critical path. You agree to provide reasonable access during the agreed hours, to keep children and pets away from active work areas, and to remove fragile items from rooms we will occupy unless we have agreed to move them for you.

Dust, noise and temporary loss of a room are normal in renovation. We protect adjacent finishes and clean as we go, but you should expect disruption. If the home remains occupied, we will agree which rooms stay available and where materials may be stored. Overnight security of an open site is a shared concern: you should secure the property when the crew leaves; we will leave openings weather-tight where the day’s work allows.

6. Materials, substitutions and workmanship

Specified products are ordered to the approved schedule. If a product is discontinued or delayed beyond a reasonable period, we will propose an equivalent in writing. Natural materials such as timber, stone and clay pavers vary in tone and grain. Samples indicate a range, not a pixel-perfect match. Paint colours can shift with lighting and sheen. We recommend viewing large samples in the actual room before a full order.

Workmanship is performed by trained staff or supervised partners. We expect surfaces to be prepared, lines to be true within normal trade tolerances, and junctions to be considered. Perfect factory uniformity is not always achievable on older buildings that have moved over time. We will discuss tolerance before starting work on historic or irregular structures.

7. Payment, cancellation and unused materials

Payment terms for a live project are set in the written proposal. Typical practice is a mobilisation sum before materials are ordered, stage payments aligned to visible progress, and a final sum at handover after snagging of agreed items. Late payment may pause work and extend the programme. Title in unused surplus materials bought specifically for your project may pass to you once paid; we are not obliged to restock special-order items.

If you cancel before work starts, you remain responsible for design time already spent and for materials that cannot be returned without charge. If you cancel after work starts, completed stages and committed orders are payable. York Street may cancel if the site is unsafe, if instructions are contradictory, or if payments due are not received after written notice.

8. Warranties and aftercare

Workmanship on installed finishes is typically reviewed at handover and again at a short snagging visit. Manufacturer warranties on boilers, solar inverters, sanitary ware, tiles and coatings are passed through as issued by those makers. Warranty cover does not include damage from misuse, lack of maintenance, later alterations by others, movement of the building, or water ingress from sources we did not install. You should follow the care notes provided for oil, grout, paint and outdoor paving.

Household repairs are often diagnostic. A first visit may identify a cause without completing a lasting repair if parts must be ordered. We will say so before leaving. Recurring symptoms after a repair should be reported promptly so we can distinguish a related fault from a new one.

9. Health, safety and hidden services

You must tell us about known hazards: fragile roofs, previous flooding, suspected asbestos, unsecured pets, or occupants who need quiet hours. We will plan protection and method statements around that information. If suspected hazardous material is found, work in that area stops until a safe method is agreed. Cutting into walls or floors always carries a residual risk of striking unrecorded services. We take reasonable care and use the information you provide; we are not responsible for drawings we were never given.

10. Intellectual property

Drawings, specifications, mood boards and method notes prepared by York Street remain our intellectual property until agreed otherwise in writing. You may use them to complete the project with us. You may not copy them for another contractor without permission. Photographs of completed work may be used by York Street for portfolio and website purposes unless you ask us in writing, before photography, to keep the property unrecognisable or unpublished.

The York Street name, house mark and site design are protected brand assets. You may share pages through the social tools provided. You may not scrape content, frame the site, or present our materials as your own service offering.

11. Acceptable use of the website

You agree not to misuse forms, attempt to disrupt the site, submit unlawful or abusive content, or impersonate another person. Automated harvesting of emails or project descriptions is not permitted. The site may contain links to suppliers or social networks; those destinations have their own terms and we are not responsible for their content.

12. Limitation of information

Website articles, project stories and calculator outputs are general guidance for home improvements. They are not structural engineering, legal advice or a substitute for a site survey. We take care with accuracy but do not warrant that every page is complete or current. To the fullest extent permitted by applicable law, York Street is not liable for decisions made solely on the basis of website content without a written proposal.

Nothing in these terms limits liability that cannot be limited by law, including liability for personal injury caused by negligence where such a limit is prohibited. For live projects, any cap on liability will be stated in the project documents if it applies.

13. Privacy and communications

Personal details entered on forms are handled as described in our Privacy Policy. Email subscriptions can be started on the subscribe page and ended on the unsubscribe page. Project communications may continue after you leave a newsletter list if you have an active enquiry or contract.

14. Governing conversation

If a disagreement arises about website use or an enquiry, please write to info@yorkstreethrconsulting.com first so we can review notes and photographs. Most issues are resolved by clarifying scope, programme or finish expectations. These terms are written in English and should be read as a whole. If a court finds one clause unenforceable, the remaining clauses continue to apply.

15. Home improvement service categories

Interior renovation covers planned changes to rooms, including joinery, surfaces, lighting and layout adjustments that do not require a separate professional appointment unless we say so. Design and build combines drawing and installation under one lead. Tiling and painting include preparation, protection and clean-down. Paver walkways include excavation, base, laying and edge restraint as specified. Household repairs are limited tasks diagnosed on attendance. Solar systems are designed around roof condition and electrical capacity; additional electrical or roofing work may be required and will be identified before installation.

Each category can be booked alone or as part of a wider programme. Combining trades under one programme is usually more efficient because protection and waste handling are shared. It also means one set of terms, one sequence and one handover.
